We recognise that decisions regarding selling property, whether it be your home or an investment, can be daunting and our aim is to ensure that we achieve the best price possible for your property with a minimum of fuss and disruption.

We give individual and personal attention because we understand that the circumstances surrounding each vendor and property is unique.

The first step in selling your home is to have a market appraisal. This will give you a good indication of the property's worth and some helpful suggestions on how to maximise its value. See below for our Market Appraisal Application.

From this starting point you can then take actions to improve the value. We have included a Property Checklist of things that will help below, and our consultants will make specific suggestions on their visit.

PROPERTY CHECKLIST

First impressions are important and lasting.

    • Keep the exterior looking its best
      - Lawns mowed
      - Gardens tidy
      - Kiddies toys contained
      - Access areas clear
      If the property is in an apartment complex, contact the Body Corporate to organise
      an exterior tidy or clean of common area if it is not up to scratch.
    • Remove any clutter as this tends to draw room space in making it appear smaller.
      It is also a good idea to depersonalise to some extent by removing photos/trophies etc - to allow any potential buyer to imagine the property as their home rather than yours.
    • Keep hall ways and walk ways free.
    • Ensure that as much natural light floods each room as possible which curtains open
      and windows clean. Buyers may turn lights on so make sure globes are working.
    • Spring clean the interior of the property - with particular attention to the kitchen and bathrooms.
    • To allow prospective buyers free access to inspect the property, it is a good idea to remove
      dogs or cats from the home during open for inspection times.
    • Ensure that door and any window locks are easy to operate.
    • Touches such as fresh flowers, gentle back ground music, pleasant odours and well
      ventilated rooms will add to the overall impression.

This checklist will make things much easier for you. Those items marked with a hash (#) are things to be attended to before you move. Those with two (##) are things that you are obliged to do by law. The remainder, though just as important can be done soon after the move, so long as you have arranged for your mail to be forwarded.
