Property Management
We
are an independently owned real estate company on Sydney's North
Shore and principal, Sandra Good has been in charge of the property
management team for the past 25 years and participates heavily
in its daily running.
We understand that we are a “service”
industry and pride ourselves in our ability to offer personal,
practical and professional advice and attention. Below are the
services we can offer for your unit, apartment, townhouse, semi,
duplex or house.
Tenant Selection
All prospective tenants are thoroughly screened and checked against
the “Tenant Reference Australia” national database
for troublesome tenants.
Condition
Reports
Written condition report is completed at the commencement of each
tenancy describing the property in fine detail. The report is
signed by the tenant and remains on file as a reference to ensure
that the property is left in “like” condition at the
expiration of the tenancy. The cost to repair any damage is then
retained from the bond.
Frequent
Property Inspections
Every property is inspected 3 months after a new tenant moves
in and then 6 to 8 monthly thereafter. A written condition report
is forwarded to each owner after every inspection, reporting any
work we feel may be necessary immediately or in the future.
Rents Collected
Tenants remit their rent in advance. Firm collection policies
and swift action in the case of arrears are in place to avoid
difficult and costly situations.
We are on
the Internet
We are in the age of technology and have found we get substantial
enquiry from the 24 hour per day advertising source.
We have found that by including internal photos and any view or
other relevant photos, we receive considerably more response.
